This is mainly due to the high<\/span><a href=\"https:\/\/www.imf.org\/external\/research\/housing\/index.htm\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\"> costs of living<\/span><\/a><span style=\"font-weight: 400\">, which have risen faster than people\u2019s incomes. Such imbalance means that people are less likely to find the adequate housing they need. <\/span><a href=\"https:\/\/unhabitat.org\/topic\/housing#:~:text=Housing%20is%20more%20than%20just%20a%20roof%3B%20it%E2%80%99s,new%20affordable%20and%20accessible%20housing%20units%20every%20day.\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">UN-Habitat<\/span><\/a><span style=\"font-weight: 400\"> insights showcase that by 2030, three billion people will need proper housing. For instance, UN-Habitat has introduced <\/span><a href=\"https:\/\/unhabitat.org\/news\/24-may-2022\/un-habitats-unique-tools-help-build-consistency-in-urban-planning-worldwide\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">urban planning initiatives<\/span><\/a><span style=\"font-weight: 400\"> in many countries. These projects are for nations facing housing shortages like Cameroon, Egypt, and Jordan. Governments around the globe are also helping in solving this crisis. Resolutions come in many forms, from government policies to property structure and design. <\/span><a href=\"https:\/\/www.centreforcities.org\/blog\/can-tokyo-show-us-how-to-solve-britains-housing-shortage\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Japan<\/span><\/a><span style=\"font-weight: 400\"> has even provided affordable homes through simplified zoning laws and tax incentives. Since 2013, 62,000 homes have been built in the city of Tokyo every year. Meanwhile, some countries are implementing laws that urge development amid lower property taxes. For example, <\/span><a href=\"https:\/\/www.whitehouse.gov\/briefing-room\/statements-releases\/2022\/05\/16\/president-biden-announces-new-actions-to-ease-the-burden-of-housing-costs\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">the United States<\/span><\/a><span style=\"font-weight: 400\"> is reducing regulatory barriers for housing production. In <\/span><a href=\"https:\/\/www.weforum.org\/agenda\/2019\/06\/10-ways-cities-are-tackling-the-global-affordable-housing-crisis\/\"><span style=\"font-weight: 400\">India<\/span><\/a><span style=\"font-weight: 400\">, affordable prefabricated panels from waste material help reduce expensive production costs. This then allows more opportunities for building houses.<\/span><\/p><p><span style=\"font-weight: 400\">While it may still be in its early stages, innovative solutions have shown promise. It\u2019s no wonder why a large number of <\/span><a href=\"https:\/\/techcrunch.com\/2019\/05\/13\/the-200-innovative-startups-which-are-transforming-affordable-housing\/\"><span style=\"font-weight: 400\">startups<\/span><\/a><span style=\"font-weight: 400\"> have started exploring such possibilities. Prefabrication, <\/span><a href=\"https:\/\/www.weforum.org\/agenda\/2021\/05\/countries-3d-printing-new-homes\/\"><span style=\"font-weight: 400\">3D printed homes<\/span><\/a><span style=\"font-weight: 400\">, and <\/span><a href=\"https:\/\/staging.nakedhouse.org\/about\"><span style=\"font-weight: 400\">simplified finishes<\/span><\/a><span style=\"font-weight: 400\"> help reduce costs and turnaround times. Living arrangements such as <\/span><a href=\"https:\/\/citylifer1.wpenginepowered.com\/blog\/coliving\/an-introduction-to-coliving-the-future-of-housing\/\"><span style=\"font-weight: 400\">coliving<\/span><\/a> <span style=\"font-weight: 400\">and<\/span><a href=\"https:\/\/citylifer1.wpenginepowered.com\/blog\/coliving\/the-basics-of-flat-sharing\/\"> <span style=\"font-weight: 400\">flat sharing<\/span><\/a><span style=\"font-weight: 400\"> help ease housing shortage too.\u00a0<\/span><\/p><p><span style=\"font-weight: 400\">These ideas showcase people\u2019s willingness to explore innovation. In early 2020, office attendance throughout major US cities <\/span><a href=\"https:\/\/www.mckinsey.com\/mgi\/our-research\/empty-spaces-and-hybrid-places\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">dropped\u00a0<\/span><\/a><a href=\"https:\/\/www.mckinsey.com\/mgi\/our-research\/empty-spaces-and-hybrid-places\" target=\"_blank\" rel=\"noopener\">by<\/a><a href=\"https:\/\/www.mckinsey.com\/mgi\/our-research\/empty-spaces-and-hybrid-places\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">\u00a090%<\/span><\/a><span style=\"font-weight: 400\">. But even now, the demand for office spaces is still lower than during the pre pandemic era. Numbers from Jones Lang La Salle showcase how more than 20% percent of offices in the US <\/span><a href=\"https:\/\/www.sfgate.com\/realestate\/article\/sf-office-vacancy-rate-hits-record-high-17889017.php\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">remain vacant<\/span><\/a><span style=\"font-weight: 400\">. 35% of <\/span><a href=\"https:\/\/www.pewresearch.org\/short-reads\/2023\/03\/30\/about-a-third-of-us-workers-who-can-work-from-home-do-so-all-the-time\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">workers<\/span><\/a><span style=\"font-weight: 400\"> are on a completely remote setup, while 40% are on a hybrid one. These vacancies have caused the<\/span><a href=\"https:\/\/bureaux-logements.com\/?utm_medium=website&amp;utm_source=archdaily.com\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400\">adaptive reuse of office buildings for housing<\/span><\/a><span style=\"font-weight: 400\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Repurposing buildings is more time and labor efficient than constructing new ones. These projects promote transformational architecture instead of demolition jobs. Smaller and older buildings are <\/span><a href=\"https:\/\/www.fastcompany.com\/90659901\/turning-empty-office-buildings-into-housing-could-instantly-transform-post-covid-cities?utm_medium=website&amp;utm_source=archdaily.com\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">ideal for these conversions<\/span><\/a><span style=\"font-weight: 400\"> due to their structure. These properties&#8217; high ceilings and large windows offer<\/span><a href=\"https:\/\/bipartisanpolicy.org\/explainer\/vacant-offices-housing-conversion\/\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400\">space and light<\/span><\/a><span style=\"font-weight: 400\"> for homes. Repurposing buildings is also <\/span><a href=\"https:\/\/www.naiop.org\/globalassets\/research-and-publications\/report\/new-uses-for-office-buildings-life-science-medical-and-multifamily-conversions\/researchreportnew-uses-for-office-buildings-report.pdf\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">30% cheaper<\/span><\/a><span style=\"font-weight: 400\"> than building new ones. These conversions incur less time and a smaller carbon footprint.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Converting offices into residences has been practiced since the 80s&#8217;. But, it is now more prevalent than ever for major cities to commit to the effort. In 2021, the city of London introduced <\/span><a href=\"https:\/\/www.theguardian.com\/uk-news\/2021\/apr\/27\/city-of-london-plans-to-create-1500-homes-from-empty-offices?utm_medium=website&amp;utm_source=archdaily.com\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">a five-year plan<\/span><\/a><span style=\"font-weight: 400\"> to create 1,500 homes from vacant offices. Between 2020 and 2021,<\/span><a href=\"https:\/\/www.cnbc.com\/2021\/11\/24\/a-record-number-of-office-buildings-turned-into-apartments-this-year.html\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400\">41%<\/span><\/a><span style=\"font-weight: 400\"> of <\/span><span style=\"font-weight: 400\">US housing conversions came from offices. A prominent example is<\/span><a href=\"https:\/\/www.gensler.com\/projects\/pearl-house-160-water-street\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400\">Pearl House<\/span><\/a><span style=\"font-weight: 400\"> in New York\u2019s Seaport district. As the <\/span><a href=\"https:\/\/www.archpaper.com\/2023\/12\/seaport-gensler-pearl-house-office-to-residential-conversion-new-york-history\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">largest office-to-residential conversion<\/span><\/a><span style=\"font-weight: 400\"> in the state, it houses 588 upscale units. Previously a State Department office, Washington D.C\u2019s \u2018<\/span><a href=\"https:\/\/www.espressofied.com\/home-and-decor\/the-wray-dc\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">The Wray<\/span><\/a><span style=\"font-weight: 400\">\u2019 is now a community of 158 apartments. In Chicago, the c1902 \u2018National Life Building\u2019 is now the \u2018<\/span><a href=\"https:\/\/www.fitzgeraldassociates.net\/project\/the-millennium-on-lasalle\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Millennium on LaSalle<\/span><\/a><span style=\"font-weight: 400\">\u2019 complex.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Here at <\/span><a href=\"https:\/\/citylifer1.wpenginepowered.com\/esg\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">the Citylifer<\/span><\/a><span style=\"font-weight: 400\">, our environmental, social, and governance policies involve this too. But as climate change raises sea levels and worsens floods, the Dutch also explore ways to adapt. Major cities like Amsterdam, Rotterdam, and Utrecht currently have<\/span><a href=\"https:\/\/www.seattletimes.com\/nation-world\/in-amsterdam-a-community-of-floating-homes-shows-the-world-how-to-live-alongside-nature\/\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">communities of floating homes<\/span><\/a><span style=\"font-weight: 400;\">. Unlike houseboats, floating homes are houses turned into boats, not vice versa. Fixed on the shore on top of the water, floating homes <\/span><a href=\"https:\/\/www.bbc.com\/future\/article\/20220202-floating-homes-the-benefits-of-living-on-water\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">withstand rising sea water or floods<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">For stability, these properties use<\/span><a href=\"https:\/\/www.atlasobscura.com\/articles\/floating-houses-netherlands\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">concrete hulls<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/e360.yale.edu\/features\/the-dutch-flock-to-floating-homes-embracing-a-wetter-future\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">shock-absorbent materials, and dug poles<\/span><\/a><span style=\"font-weight: 400;\">. Floating homes in the Netherlands are prefabricated tri-level townhouses. These properties showcase traditional materials like timber, steel, and glass. Floating homes are in many parts of the country.
