The building
The Mauritshuis is a historic building in Rotterdam, built in 1874 and recognized as a municipal monument. It has a distinctive façade and sits in the heart of the city. In 2012, the building and the adjacent Koetshuis were renovated and transformed into around 50 modern studio apartments, designed for students, young professionals, and business travellers.
The first three floors feature high ceilings (about 5 meters), allowing for entresols that maximize living space. In contrast, the attic floors have lower, sloped ceilings. On the ground floor, the high-end furniture brand Bolia adds a stylish commercial presence.
Mauritshuis offers a communal inner garden, shared bicycle storage, and an on-site laundry facility. Additionally, utilities and Wi-Fi are included throughout the entire building, ensuring convenience and seamless connectivity for all residents.

Challenges and opportunities
The Citylifer was given the opportunity to renovate nine attic studios, each around 25m². The biggest challenge was optimizing the floor plan to make the studios feel spacious, livable, and high-quality, despite the lower, sloped ceilings and limited space. Maximizing usable space while maintaining a sense of openness was a key focus, reflected in the Nomad studio concept.
Another key factor was integrating a sprinkler system into the existing structure without compromising the aesthetic or functionality of the studios.
By carefully planning the layout and selecting smart design elements, The Citylifer successfully transformed the attic into comfortable, modern living spaces that align with the character of the Mauritshuis.

“How to fit everything our residents need into a compact layout without feeling cramped?
– a place to relax, socialize, cook, eat, sleep, work, and store essentials
The answer? A space that transforms throughout the day.”
Design Process & Key Elements
Living comfortably in 25m² means rethinking space—not as something fixed, but as something that adapts to daily life. The Nomad Studio, developed in collaboration with Paris-based architecture studio Cutwork, embraces modularity and flexibility, ensuring that every square meter serves multiple functions.
We started with a clear challenge: how to fit everything our residents need—a place to relax, socialize, cook, eat, sleep, work, and store essentials—into a compact layout without feeling cramped. The answer? A space that transforms throughout the day.
Adaptive Design for Maximum Functionality
- High Five – A bed, desk, and workout space combined in one. The bed lifts into the ceiling, freeing up floor space, while the hidden desk allows for seamless transitions between work and leisure.
- Pivot Wardrobe – More than just storage, this high-end wardrobe conceals a dining table, maximizing the living area without sacrificing style.
- Genkan Entryway – Inspired by Japanese design, this compact storage unit near the entrance keeps daily essentials like shoes and bags neatly organized.
- Pegboard – Designed for personalization, this flexible wall system lets residents arrange shelves and hooks to suit their needs—without damaging walls.
- Fully Equipped Kitchen & Private Bathroom – A 3-meter-long kitchen offers generous cooking space, while a private bathroom ensures convenience.
The result? A space that feels remarkably open and spacious.

The Genkan (玄関) Entrance
Inspired by the traditional Japanese “Genkan” entryway, we’ve also designed a small nook at the entrance—a thoughtful addition that makes it easy to remove your shoes upon entry. Integrated into the staircase of the apartment, this space provides extra storage and an opportunity for stylish decoration, ensuring a warm and organized welcome every time a residents steps inside the apartment.

We believe home should feel like you. That’s why we created The Pegboard System, customizable feature designed to let you shape your space exactly how you want it. Whether it’s for function, style, or a bit of both, this adaptable system encourages creativity and self-expression, making your space truly personal. Because real comfort isn’t just about design, it’s about feeling at home in a space that reflects who you are.
