Case Study: Sunset House

The Sunset House
up to 11 residents
We’re proud to announce the opening of our first Citylifer House! This project transformed a historic 1908 building into a modern, energy-efficient property that meets the needs of both members and stakeholders while preserving its original charm. With space for 11 residents, it features shared areas like a kitchen and garden for community life, along with private areas. Located in the lively Kralingen-West neighborhood, this house is a great example of our vision for urban living.
Location
The property is located on Libanonweg in the highly sought-after Kralingen-West neighborhood. Just 200 meters from Kralingse Plas, a vibrant destination for leisure activities such as swimming, barbecuing, sailing, and sports, it offers both convenience and relaxation. The city center is less than 2 kilometers away, easily accessible by foot or bike, and Erasmus University is just 2.5 kilometers from the property. Kralingen-West is particularly popular with younger residents, with over 50% of the population aged between 15 and 45.

History
This historic building, dating back to 1908, is designed in the Dutch eclectic style with neo-Renaissance influences. While many older buildings on the street have been demolished and replaced with modern structures, number 30 stands out with its preserved stepped gable and beautiful ornamental brickwork. The tall, narrow windows, characteristic of this period, allow plenty of natural light to fill the space.
Since 2007, the house has been home to members of the Rotterdam Sorority Association (R.V.S.V.) and was renamed Huize SUNSET BLVD. The distinctive mosaic text on the façade gives the building a recognizable and unique character within the student community.
Condition of the property at purchase
Although many of the building’s unique details had been preserved, the overall condition was poor. The foundation had sunk, causing the façade and windows to shift, with some windows unable to close properly. There was wood rot in the structural beams, outdated systems, ungrounded electrical wiring, and substandard finishes. Over time, the property had become increasingly difficult to live in.

The renovation plan was designed with input from various stakeholders. Key considerations included:

Designed for Togetherness – A Home to Grow Friendships
The heart of our House’s shared spaces are designed to inspire connection and create a true sense of home. Located on the ground floor, these areas make it easy to say hello and connect with others. We call it serendipity—those spontaneous moments where relationships form naturally. The expansive open-plan kitchen flows seamlessly into a lush garden, perfect for hosting BBQs and casual gatherings. The dining area offers a stunning setting for shared meals, while the cozy lounge invites members to unwind on a large sofa, whether watching a movie or enjoying meaningful conversations. Every element is crafted to spark interactions, creating a space where friendships and lasting connections thrive.

The Final Result
After the top-to-toe renovation, the shared community area—fondly known as “The Family Room”—in the basement is now an inviting space for gathering and having diners together. The open kitchen with island seamlessly connects to the tranquil garden, making BBQs a breeze. And with a large dining table ready to take center stage, movie nights and long evenings of laughter and conversation are just the beginning. Designed to host up to 11 residents, each floor boasts spacious bedrooms, smaller kitchens, and private bathrooms, ensuring comfort and privacy for everyone.
